Understand the difference between the property-specific information and features available on a free Risk Factor account versus a paid Risk Factor account.

Risk Factor full reports include additional risk information beyond what is freely available via Risk Factor. By creating a Risk Factor account you can unlock access to a variety of interactive maps to help better understand a property’s risk, estimated damage costs based on a property’s unique risk, and the ability to customize your home’s characteristics to understand how adaptation and mitigation improvements would lower your risk.

Risk Factor will continue to provide basic climate risk assessments for residential properties. Users can also “claim” one property for free to access an in-depth Risk Factor full report.

Risk Factor Full Report (Paid)

Risk Factor full report content and features are only viewable to Risk Factor members who unlock properties either through credits or purchases. Full reports through Risk Factor allow you to access additional risk information and features for residential and commercial properties. The key information and features exclusively available through a paid Risk Factor account include:

  • Interactive map access for purchased properties
  • Editable building details
  • Damage estimates
  • Interactive damage functions for understanding damages
  • Export property data to CSV

Full reports through Risk Factor provide more building-specific information. You have the ability to view the estimated damages a property may face from flooding or wildfire, the estimated days to repair or rebuild, estimated cooling costs associated with rising heat, carbon emissions, and more. You can also adjust your home’s characteristics to see how your home’s risk is affected by building material, number of stories, structure size, and more.

With a paid Risk Factor account, you unlock access to a variety of interactive maps to help better understand a property’s risk. These interactive maps can be used to understand the exact area that may flood and the depth of the water associated with a flood; visualize where flames from a wildfire may reach, how tall these flames may be, and the intensity of the forecasted wildfires; and identify urban heat islands and the impact they have on local temperatures.

You can also access information about risk to your community. Risk Factor's community risk maps allow you to identify pockets of residential or commercial buildings at risk in your neighborhood, and understand if social infrastructure such as schools and places of worship or other critical infrastructure is at risk of being damaged or becoming inoperable.

Risk Factor Basic Report (Free)

When searching a residential property you will be able to freely access its Flood, Fire, and Heat score as well as information on historic floods or wildfires. High-level information about community risk, personal solutions, and the environmental changes impacting risk are also included.

Risk Factor Basic uses property details and building characteristics from local assessor's offices and our 3rd party data provider Lightbox to provide generalized, high-level damage estimates for a property and determine its current and future risk.

Please note that the free version of Risk Factor only allows you to view risk information for residential properties. Information for commercial or mixed-use properties is only available with a Risk Factor paid account.
